Part II - Escrow Terms
6. How QEIP Uses Escrow
QEIP LLC facilitates domain transactions through professional third-party escrow services, primarily Escrow.com, which is licensed and regulated. The use of escrow is designed to protect both buyers and sellers by ensuring that funds are held securely until all conditions of a transaction are satisfied.
By engaging in a domain transaction through QEIP LLC, you agree to the terms and conditions of the escrow provider utilized for your transaction. QEIP LLC shall not be liable for any act, omission, failure, or insolvency of any escrow provider.

8. Buyer Obligations
By submitting an offer through QEIP.com, the buyer agrees to:
- Provide accurate personal, company, and financial information
- Have sufficient funds immediately available to complete the transaction upon acceptance
- Fund the escrow account within five (5) business days of escrow initiation, unless otherwise agreed in writing
- Promptly confirm or dispute domain receipt within the escrow platform's designated inspection period
- Not submit fraudulent, inflated, or fictitious offers
Failure to fund escrow after offer acceptance may result in legal action and/or a permanent ban from QEIP LLC's services.
9. Seller Obligations
Sellers engaging QEIP LLC agree to:
- Have clear, unencumbered ownership of any domain listed for sale
- Not list domains subject to active trademark disputes, UDRP proceedings, or legal holds
- Cooperate fully with domain transfer requirements within a reasonable timeframe after escrow funding
- Accurately represent domain history, traffic data, and any other material information
10. Escrow Disputes
Any disputes regarding domain condition, transfer, or transaction terms must be raised through the escrow provider's official dispute resolution process. QEIP LLC may assist in facilitating resolution but is not an arbitrator and shall not be financially liable for the outcome of any escrow dispute.
11. Fees & Commission
QEIP LLC's brokerage commission is separate from and in addition to escrow provider fees. Escrow fees are typically borne by the buyer, seller, or split equally, as agreed. QEIP LLC's commission is earned upon successful closing and is deducted from escrow proceeds or invoiced separately, as applicable.
All fees are non-refundable once a transaction has closed. In the event a transaction fails due to buyer non-performance, QEIP LLC may be entitled to a cancellation fee as set forth in any signed brokerage agreement.
12. QEIP LLC Limitation of Liability for Escrow
QEIP LLC is not an escrow company and is not regulated as such. QEIP LLC shall have no liability whatsoever for the safekeeping, release, or loss of any funds held in escrow by a third-party provider. Any claims regarding escrow funds must be directed to the applicable escrow provider.
QEIP LLC shall not be liable for any fraudulent impersonation of QEIP LLC by third parties, phishing attacks, or misdirected wire transfers. Always verify wire transfer instructions directly through official QEIP LLC channels before sending funds.
